Do I lose control of my property once Advantage Properties manages it?
Absolutely not, we take your instructions. You will set the protocol and guidelines as far as costs and spending.

How do you screen prospective tenants?

At Advantage Realty, our screening process involves standard background checks, credit check along with a review of their rent payment history. This operation can be done within minutes, placing you with the most qualified, responsible residents almost instantly.

How do you find tenants for my property?
We will present your property to the largest available rental market. A few different methods are used to find a qualified tenant. Your property will be listed on weekly rental lists and distributed to over 60 other rental estate companies. High traffic listing systems will be utilized, including www.realtor.com , www.trulia.com. www.hotpads.com. www.homes.com , and Automated Housing Network for Military Personnel www.ahrn.com as well as attractive yard signs. We stay up-to-date on the current market conditions allowing Advantage Realty to rent your property at its highest value.

Can you help with the maintenance of my property?
Yes, a well maintained property. is essential for the value of your property. Advantage Realty consistently overviews your property, provides routine inspections and regular maintenance to avoid major repair bills and to protect your investment. We arrange routine repair and maintenance calls in order to make small repairs before they become bigger. However, if your property requires any major repairs, we will quickly contact competent independent contractors and vendors to solve the problem.

Will I have direct contact with the manager of my property?
Yes, in order for a property manager to excel they must always have contact the owner and make sure they understand everything taking place. Advantage Realty property managers excel at customer service. We are always available to discuss and determine your property ownership goals and see how we can help, emergency phone numbers are provided as well.

How do you know what to charge for my property?
Our team uses a modern software solution, AppFolio Property Manager. AppFolio allows our property managers to compare actual rental rates for units similar to yours located in the same geographic location. Using this tool we increase your profits by minimizing your selling cost and maximizing your return in turn, filling vacancies faster.

When is rent due and when is it considered overdue?
All rent is due on the first of each month, it is considered to be late if it received after the fifth of the month. If the rent is late the tenant must pay extra fees and penalties. Late notices are sent on the sixth, and could proceed to eviction if the tenant does not make immediate arrangements for the rent payment.

If my property is vacant, do I still pay a management fee?
No, if your property is vacant the automatic monthly management fee is not deducted from your account. Only when the property is occupied will you be charged a management fee.

Who handles the middle of the night calls?
All middle of the night emergency or non-emergency calls are arranged to be handled by our Advantage Realty team. You can always get in touch with one of our professionals or reach someone 24 hours a day.  Any true emergency will be responded to 24/7.

When do inspections of my property take place?
Thorough move-in inspection and inventory is conducted before a tenant moves into the property. You must inventory additional items that will be left for the tenant. Interior inspections are performed in agreement with the rights outlined in the lease agreement. The original Property Condition Report is used to determine any differences, damage or missing items that are our responsibility. A driving tour is provided as well to inspect the exterior of your property, giving the tenant an idea of the condition of the property and allowing them to contact us with a problem before a scheduled inspection.

Are the owner statements available online?
Yes, you can access your owner statements online through the art portal system. Once you visit the portal you have access to statements covering the performance of your property from the last month, 24/7 access to information about your property, as well as all data on your property from anywhere that has internet connection.
